For every villa Dubai delivers this year, it delivers seventeen apartments.

Knight Frank · Savills Q3 2026They're moving here with families. Not many are moving into flats.
Villas and townhouses make up less than a fifth of Dubai's homes, and the city is building even fewer of them. The families now arriving, and the ones already here in apartments, want space, a garden and a school down the road. That demand sits on the product the market is building least of.
2026 has been a softer year, and we'll say so. Villas have held up better than apartments through it, which is a stronger story than pretending nothing moved.
At every stage of the pipeline, houses are the small minority.
Stock, launches, handovers and the forward pipeline all say the same thing. And the villa supply that does exist is concentrated: two developers hold more than half of the near-term villa and townhouse pipeline.
Launches have dried up across the board: about 50,000 homes launched in the first nine months of 2026, roughly 64% fewer than a year earlier (Savills Q3 2026). More than 525,000 homes are scheduled for 2027 to 2030, the vast majority apartments.
In 2026 the market dipped. The houses held.
Prices dipped after March and rents are easing in places. Villas are the defensive asset in this cycle: smaller falls, a rising share of ready sales, and a long record of outperformance. They are not the yield play, and we'll say that too.
All figures historical, not a forecast. Villas are a capital growth and preservation case first; apartments still out-earn them on gross yield.

Three families. One shortage.
You don't have to give up the house, the garden or the school run.
A family leaving Surrey, Hampstead or the Cotswolds isn't trading a driveway for the twentieth floor. The life you had exists here, in a handful of master communities beside the city's best-rated schools.
Established communities, trusted developers, schools on the doorstep.
A long-term family base starts with the community and the developer, then the school, then the house. Indian buyers were the largest nationality in Dubai property in 2025, at 22%. You're joining a community, not starting one.
The step up is possible. The right community matters more than the first listing.
Apartment prices rose 69% from 2020 to 2025, so early buyers hold the deposit. Central rents are falling, which gives renters room to save. And transactions are down 38%, so there's room to negotiate.
Scarce supply, resilient prices, master-developer pedigree. Not yield.
Gross yields on villas run around 5% against 7% for apartments. Buy a house for what it is: under a fifth of the stock, held better through a softer year, and built by a handful of developers.
In Dubai, the school comes first. The house follows.
Over 406,000 children are now in Dubai's private schools, up 4.6% since June, and fees are frozen for 2026-27. The best-rated schools sit in or beside the villa communities, which is why the school run is short there.

Anyone can build a tower. Very few can build a town.
A master community needs millions of square feet of land, roads, utilities, landscaping, schools, retail and healthcare, delivered in phases over a decade. Only a handful of developers have the land bank, the balance sheet and the patience.
new development companies entered Dubai in the first seven months of 2026. About 25 a month. A single plot and a single building is all it takes.
DLD via Gulf News · Aug 2026of Dubai's 2025 completions arrived on time in the first three quarters. Delivery risk is real, and the developer's record is what protects you.

Emaar investor relationsA master developer's later phases depend on the value of its earlier ones, so it has every reason to keep maintaining, improving and adding amenities. Same budget, very different homes. Which one depends on what it needs to do.
This isn't only a trophy market: about 72% of Dubai villa transactions in 2025 were in the mid-market band between AED 1,000 and 1,800 per square foot. Established or emerging, townhouse or villa, the right answer follows the objective.

Townhouse
- Gets you into a preferred community at a lower total price
- Outdoor space and community facilities
- Shared walls, smaller garden, often several levels
- Often the better family choice when the school run is right
Villa
- Separation from neighbours, a larger plot, flexibility to extend
- You own land, not just floor space, and land is what appreciates
- Higher purchase price and more upkeep
- The plot matters as much as the floor plan
The first question we ask isn't your budget. It's what the house needs to do.
A quieter market. The same shortage. A rare moment of choice.
Fewer buyers competing and fewer launches coming, in a product that is normally scarce. That's negotiating room. But a quiet market punishes the wrong choice, which is exactly why the community, the phase and the plot matter more than the word "villa".

fäm Properties · Aug 2026"I want a villa" isn't a decision. It's the start of the questions.

chalk began with a simple idea. Slow the process down. Remove the noise. Bring trust back into Dubai real estate.
"We don't sell whichever project launched this week, and we won't push a villa when a townhouse is the smarter buy. We start with what the house needs to do, work only with developers who have built whole communities, and date every number we show you."
Avit & Rennie · From London to Dubai, 17+ years in propertyQuestions we're asked most.
Not on yield, and we'll say so: gross yields on villas run around 5% against around 7% for apartments. A house is a capital growth and preservation case. Villas are less than a fifth of the stock, fell less than apartments through 2026's softer market, and rose 124% against 69% between 2020 and 2025. Buy it for that, not for income.
It depends on what the house needs to do. A townhouse gets you into a preferred community at a lower total price, with shared walls and a smaller garden. A detached villa buys separation, plot and flexibility, at a higher price and more upkeep. A well-located townhouse often beats a bigger villa with the wrong school run.
Ready suits a family that needs to move soon, wants to inspect the actual home and community, or wants income to start. Off-plan suits a later timeframe and staged payments, if the price and the developer's record justify the wait. We compare both over the same holding period, including charges, finance and rent paid while waiting.
Yes, and that's the ideal first conversation. Send it over and we'll run the questions on it: developer record, community liveability today, the plot, what's coming after handover, competing supply in that district, and whether the price makes sense. No charge, and an honest answer either way.
